The last five to seven years have witnessed the rapid development of several residential and commercial projects in Phase VIII, DHA. As a result, it is a popular and coveted residential neighbourhood.
Projects in the pipeline… Several development projects are underway in Phase VIII, including shopping malls, commercial buildings, restaurants, as well as high-end apartment complexes, some of which afford views of the Arabian Sea. Several well-reputed educational institutions have a presence and include Bay View Academy, DHA School and College and The Centre for Advance Studies, offering residents easy access to quality education for their children.

Fun, shopping and food… If you are a bowling enthusiast, then Area 51 is a must-visit; you can stop at Carlton Hotel, Creek Club or Marina Club if you want to participate in water sports. You can enjoy a leisurely golf session at the DHA Golf Club, which boasts of an 18-hole golf course, or go shopping and catch a movie at The Place, a mall where Neuplex Cinema is located. The Sunday Bazaar is Phase VIII’s major crowd puller; there you will find everything under the sun – from fashion accessories, books, carpets and crockery to fabric, groceries, furniture and electronic appliances – all at bargain prices. The real estate take… Phase VIII is divided into six zones (A-F) and is spread across 4,000 acres. Construction in Zones A and B is allowed at this point in time, and approximately 60% of these zones is built-up; construction in Zones C, D and E is expected to begin in 2015. Residential plot sizes range from 100 to 2,000 square yards; commercial plots range between 100 and 200 square yards. Property prices (which are among the highest in Karachi) are expected to increase by 35% in the next three years.
In a nutshell… The increasing availability of amenities and recreational avenues have boosted Phase VIII’s desirability quotient as a residential neighbourhood, as well for real estate investors.
